The Rotary Terrace residential development is on an important urban infill site near City Hall in downtown South San Francisco. The project includes 81 units in four stories above podium parking and 6,500 sf of commercial space. It serves to revitalize the city’s central corridor and enliven the street frontage. To develop a higher-density urban model, the City contributed the land and encouraged a higher better use than its original single-family residential/surface parking. This new community serves as inspiration for other similar high-density multi-family developments. The HKIT design reflects the City’s view of its own future modernist urban vision.
